Standing 788 feet tall, 1000M is a striking addition to Chicago’s skyline. Situated at the south end of Grant Park, it complements the Historic Michigan Boulevard District and balances the towers framing the park’s northern and southern edges. Alongside Museum Park Tower and NEMA at Roosevelt and Michigan, 1000M forms a significant high-rise cluster that visually anchors the open space of Grant Park.

1000M includes 738 luxury rental apartments, half of which are studios. Residents have access to 80,000 square feet of amenities spread over five floors, featuring fitness centers, lounges, demonstration kitchens, and indoor and outdoor pools.

The tower’s design responds to its unique location at the intersection of nature and the city. At the base, the first 19 floors maintain a strong rectilinear form, aligning with the historic buildings of Michigan Avenue. The south face slopes 18 feet over the adjacent 1006 South Michigan Avenue, allowing the tower above to extend along a north-south axis. With fewer glass elements, this portion harmonizes with the surrounding structures’ punched openings.

Below the 22nd floor, a two-story “cut” separates the tower’s base from its main structure, which rises to the 73rd floor. The tower’s form is defined by slightly curved east and west facades, with the northwest and southeast corners curving vertically through its height. The northeast and southwest corners slope outward by 12 feet, transitioning the floor plate from a rectangle at the base to a parallelogram at the roof. A diagonal crease runs along the north and south facades, resolving this dynamic geometry. The widening at the top enhances views of Lake Michigan and the Museum Campus, while curved and angled elements create inviting, organic living spaces.

The facade reflects a deliberate departure from the conventional all-glass tower. Designed to respect the historic context of Michigan Avenue and meet residents’ preferences, it features strong horizontal expressions with mill-finished aluminum panels flush with silicone-glazed vision units. The base incorporates profiled aluminum panels and higher sill heights, echoing the detailing of adjacent historic structures. The tower’s upper levels utilize flat aluminum panels, with segmented glass at the curved corners and curved spandrels reinforcing horizontal continuity. The 73rd floor features an east-facing terrace within the amenity space.

Beyond setting new benchmarks for luxury rentals, 1000M exemplifies architecture’s role in shaping the urban landscape. Its success is a testament to the collaboration between architect, client, and builder, all committed to delivering excellence in design and urban integration.
