Kunming Spring City 66 stands as a defining landmark within the vibrant commercial heart of the Panlong District. As the largest mixed‑use commercial complex in Kunming, it brings together luxury retail, diverse dining, beauty, leisure, and entertainment offerings to create a distinctive urban destination. The development comprises a 160,000‑square‑meter world‑class shopping mall, a 66‑storey Grade‑A Office Tower rising 350 meters with 165,000 square meters of workspace, and a 100,000‑square‑meter Hotel and Serviced Apartment tower.

Site Location

The project spans two adjacent sites—the North Plot and South Plot—separated by an internal road. It is strategically positioned in the Baita area of Dongfeng Square, framed by Dongfeng Road to the north, Shangyi Lane to the east, Shangyi Street to the south, and Beijing Road to the west. The North Plot houses a six‑storey retail mall and the 350‑m tall office tower, while the South Plot contains a 250‑m tall Hotel and Serviced Apartment tower with five levels of podium‑based hotel amenities.

Urban Planning Vision

Formerly the location of the Kunming Municipal Government offices, the site underwent a unified urban planning process following the government’s relocation. The planning vision aimed to elevate the urban environment, enhance the cityscape, and introduce a modern mixed‑use complex that integrates residential, commercial, office, leisure, and entertainment functions. Spring City 66 is conceived as a catalyst for urban revitalization—an anchor that enriches the daily lives of residents and visitors by supporting a dynamic work‑live‑play ecosystem.

Design Concept

The overarching design draws inspiration from Yunnan’s dramatic natural landscapes and Kunming’s historical role as a thriving mercantile hub along national trade routes. At the centre of the development is a landscaped promenade shaped by an undulating podium and tower forms reminiscent of the region’s lush valleys and the iconic Stone Forest. The masterplan embraces its urban context by opening toward Beijing Road with a retail promenade and toward Dongfeng Road with a ceremonial entrance and grand atrium. Both axis converge at a flexible event and retail space envisioned as an “urban living room.”

Mall Design

The mall’s architectural concept— “Mountains and Fields”—expresses Kunming’s rugged terrain through undulating podiums and cliff‑like tower bases. Its façade features staggered, streamlined forms that evoke local rock formations. Inside, the mall adopts a double‑loop circulation system inspired by the historic “Ancient Tea Horse Road,” creating a zigzagging pedestrian journey that mimics mountain paths. A six‑storey central atrium anchors the retail experience, offering a vibrant gathering place for shopping, leisure, and community events.

Office Tower Design

The office tower’s elegant silhouette is inspired by natural growth forms such as bamboo shoots. Its vertical diagonal lines and gradually stepping façade create a dynamic, upward‑moving profile. Integrated platforms within the sloping roof accommodate varied office functions and provide rooftop gardens with panoramic views of Kunming’s skyline.

Hotel and Serviced Apartment Tower Design

Echoing the Stone Forest, the hotel tower features alternating transparent glass and solid wall bands that form a rhythmic, sculptural façade. Together with the office tower, it creates a contemporary architectural duo that reinterprets Kunming’s geological heritage.

Program Connections

Connectivity is central to the project’s planning. A link bridge at Level 3 and shared basement levels integrates the two plots, while Basement 1 connects directly to MTR Lines 2 and 3. These multi‑level connections enhance circulation and enrich the spatial experience across the entire development.
