The Business Innovation Park (BIP) is located on Doha’s seafront in the heart of Ras Bufontas Free Zone, and only 15 minutes from Hamad International Airport.

The building is functionally flexible and can adapt to changing uses, acting as a catalyst for spurring economic development with state-of-the-art office facilities and tailored solutions to suit every business’ needs. Integrating public and private functions: The BIP serves as a private workplace for QFZA employees, and as a one-stop shop for QFZA investors, including Google Cloud, Microsoft, Thales, and others.  

The building consists of four wings that are interconnected by pedestrian bridges surrounding an internal courtyard. Each of the four wings offer a range of office solutions, from fully fitted spaces with high-tech utilities that are ready to plug in and play, to office spaces geared towards longer-term tenants who require custom fit-out. Qatar Free Zones Authority is situated there to deliver office configurations designed for each tenant’s requirements, whether a small start-up or a corporate hub, and anything in between.

The 4-storey building offers uninterrupted views of the surroundings covered by a parametric façade that optimizes daylighting in offices and is made of UHPC, a material that is highly adapted to local climatic conditions.

The project is constructed over a plot area of 24,300 sqm and has a built- up area of 18,500 sqm. The lower ground floor encloses 270 car parking spaces, an auditorium, café, gym, male and female prayer rooms, and other technical spaces with a central water feature inside the internal courtyard. The ground floor consists of dedicated office space, flexi-desks, a luxury majlis, bespoke boardroom, meeting rooms, exhibition center and training center. All upper floors consist of office space for investors, QFZA management and QFZA executives. External features include piazzas, gardens, drop off ramps and surface car parks.

Sustainable development measures were implemented in the Business Innovation Park, which was awarded the GSAS 3 Stars Certificate for ‘Design & Build Offices Scheme’ by the Gulf Organization for Research & Development (GORD) in July 2021.

A challenge faced by the project was the blockade enforced by the neighboring nations of Qatar

which initially impacted the procurement of materials; however, this was quickly overcome by establishing an internal crisis committee to outlay solutions, whereby sourcing alternative materials or alternative sources of the approved materials was made a top priority, which enabled the project to be delivered on time and to the highest quality.
