The site is located at the core of the Central Vitality Zone in Longhua, Shenzhen, adjacent to Yicheng Center Business District, North Station CBD, and the modern commerce and trade zone, positioned along the dual development axes of Gongye Road and Longhua Avenue. The project plans for 31,400 m² of office space, 40,000 m² of hotel space, and 6,000 m² of street-facing retail, with tower heights reaching 200 meters, fully meeting both planning and practical functional needs. Approaching from an “urban design” perspective, the project applies urban repair theories to integrate fragmented spaces, creating an IP symbiotic complex that combines attraction, retention, and lasting vitality. Centered on the core values of “youth, intelligence, and creativity”, the project enhances the public space system of the area, achieving organic integration and efficient utilization of urban space.

Gongye Road, as a major urban artery, serves as the project’s principal display frontage, while Zhonghua Road, flanked by schools and high-density residences, establishes its intersections as critical nodes for pedestrian congregation. At this key location, the project positions a landmark super high-rise complex as the new icon of Longhua District, emphasizing its centrality and representativeness. The design bears three core missions for urban regeneration in the surrounding area: weaving together the city’s public space system, shaping a regional landmark, and catalyzing urban value growth. By introducing a landmark super high-rise and commercial facilities deeply integrated with residential communities, the project redefines the spatial pattern along Gongye Road and throughout Longhua’s core, catalyzes incremental urban value, reshapes the urban image, and contributes positively to sustainable urban development.
As the centerpiece of the project, the super high-rise tower adopts a vertical functional stacking strategy, integrating offices and hotel spaces to form a sustainable mixed-use landmark. By reconstructing the tripartite interaction between people, nature, and technology, the design establishes an international Grade 5A office building. At the ground level, community-oriented retail streets directly serve local residents as well as adjacent neighborhoods, applying a “human-scale permeation” strategy to enhance accessibility and convenience. Multi-level landscaped terraces interconnect retail, office, hotel, and residential modules, achieving organic spatial integration.
Overall, the project embraces a youthful, intelligent, and diversified open operational model to create vibrant commercial spaces. By deeply integrating community life and embedding cultural, leisure, and entertainment IPs, it generates regional vitality and fosters an IP symbiotic ecosystem. At the same time, it provides multidimensional, diversified short-stay business and leisure environments, complemented by distinctive restaurants, bars, and fitness facilities, collectively shaping a “vertical micro-city paradigm” and establishing a new landmark for Longhua—advancing the city’s sustainable development.
