The project is formed by three elegant architectural styles – neoclassical, modern and avant-garde. These styles are embodied in buildings ranging from 5 to 13 stories high and luxurious two-storey villas. Panoramic windows, terraces, and balconies offer breathtaking views of the Kremlin, the Moskva River, Gorky Park, and Neskuchny Garden.

The area of the private spacious park within the Frunzenskaya naberezhnaya quarter is 3.1 hectares, which is 12 times larger than the average in Moscow’s elite residential segment. The developer has allocated 70% of the territory to landscaping: a stained-glass garden beneath pine trees, ponds, green rooms, and modern sports and children’s areas will be created.

The club residences are screened from the noise of megapolis and prying eyes by lush greenery and are surrounded by grand Stalinist architecture. The atmosphere here is one of serene, countryside-like tranquility and peace.

Each apartment in Frunzenskaya naberezhnaya is complemented by 87 square meters of landscaped space. The central design idea is a stained-glass garden beneath tall pine trees. The landscape includes natural streams, ornamental grasses, and shrubs with varying blooming periods.

The entire territory is divided into zones for quiet and active recreation. Pedestrian paths, resembling the course of a river, lead to key attractions: the central park with a pond, green rooms with soft furniture and sun loungers, and small architectural forms such as canopies with stained-glass panels. The park invites leisurely walks along routes with art objects, features a fragrant herb garden, and offers spaces for family picnics, reading in the shade of trees, and a full reconnection with nature — right in the city center.

Sports lovers can enjoy football, badminton, basketball, and volleyball on a multifunctional court, or train in the workout zone. For children, the private park includes 600 square meters of developmental play space — a fairy-tale forest-style playground with towers topped with stained-glass roofs and a stream for water experiments. The playground is zoned by age and includes a climbing wall, obstacle course, swings, carousels, chalkboards, speaking tubes, and more. Nearby comfortable seating areas are arranged for parents.

Residents can admire the blooming park or watch their children playing with friends while relaxing in the elegant club lounge with a cozy open-air terrace. It is located deep within the stained-glass garden at the heart of the Clubhouse — a standalone building that brings together infrastructure for socializing, recreation, child development, and well-being. The Clubhouse also includes a spacious children’s club and a two-storey fitness center with a 25-meter swimming pool, a spa with hot tub, sauna, and hammam. The project developer is Sminex, the perfectionists of Fine Development. The company creates ideal homes — inspiring, comfortable, beautiful, and offering top-tier service.
