Free-standing building made up of 3 connected units and a perfect orientation on the plot. Its surface area of 15,790m distributed over 5 floors above ground, has 450 parking spaces, with spaces for electric vehicles, scooters, and bicycles. It has green areas, a rooftop for relaxation a drop-off, a gym and a collaborative-stay zone.
The office floors, 3,026m and 2.7m free height, are diaphanous, very flexible and with pillars only on the façade, to maximize natural light and the breadth of the space.
Application of smart functionalities in common areas to optimize building management, reduce environmental impact and guarantee a high degree of safety and health for users.
Pioneer in the WELL Health-Safety Rating certification that adopts measures against COVID-19 as outlined by the IWBI.

ARCHITECTURAL CONCEPT AND QUALITY OF DESIGN
In ARQBÓREA, architecture, technology, and nature merge to create a building aimed at people’s health and well-being. Its design incorporates vegetation to facilitate the connection with nature.
The building is exactly oriented North-South, and not with the plot or the street; that leaves an space at the entrance for more vegetation which makes users connect with nature and feel happier while entering the building. On the east and west facades, it integrates a double skin with terraces and vegetation. Added to this, is the latest technology for solar protection and comfort: the active façade, a double skin with an interior ventilation chamber, which covers the building in the orientations with the greatest exposure to sunlight. This provides energy savings and maximum levels of comfort for users.
Its design is committed to biophilic architecture, that seeks excellence through the demand in the care of details, maximum comfort of its occupants, highest levels of health, well-being, sustainability, and technology. A building for the demand of the current companies that seek spaces that prioritize the health and safety of its teams.
INNOVATIVE ELEMENTS
Smartbuilding: combines the latest technological advances in common areas with a Smart Ready infrastructure in private spaces. Smart functionalities adopted: centralized management system so that the building installations work collaboratively, dynamic lighting system adapted to people’s circadian cycle, intelligent parking with signaling of free spaces, intelligent charging system for electric vehicles, turnstiles with recognition temperature control and mobile phone access, Wi-Fi in parking lots and common areas, surveillance system with artificial intelligence to detect risk situations and control space occupancy, real-time people counting system to control influx and occupancy in bathrooms and common spaces, screens with dynamic content and the Gmp Smart app for users.
