Gold Winner – M0 Industrial Resettlement Housing Project on the Upper-Level of Metro Line 12 Airport East Depot | SHENZHEN YICHUANG INTERNATIONAL DESIGN CO.,LTD

The M0 Resettlement Housing Project over the Depot Deck of Airport East Depot on Line 12 of Shenzhen Rail Transit, as part of the integrated development property of the Airport East Depot Over-deck, is located in the southeast of the entire project. It belongs to the “station-city integration, mountains-sea connection” industrial sector of the overall Airport East Depot Over-deck project. In the future, the over-deck area will connect with the northern over-deck commercial street, residential area, transfer hub (metro & bus terminal), over-deck park, kindergarten, and other facilities via the non-motorized transport system on the deck, forming the overall planning orientation and design goal of the Airport East Depot Over-deck project—integrating industry and city, as well as employment and residence.

Complex Site Conditions
The project site consists of two parts: the over-deck area and the ground area. The area under the deck (depot) is already largely operational, and the column grid and loads of the under-deck structure affect the layout of buildings over the deck. There is an elevation difference of approximately 16 meters between the ground area and the over-deck area. The vertical elevation of the northern over-deck project is approximately 16.00 meters, so the elevation design of the over-deck in this project must consider seamless connection with the northern plot. Although the site is adjacent to urban roads, its vehicle access is limited to Jincheng Road, restricting vehicle entry/exit.

Planning and Design

  1. Integration of Over-deck and Ground Areas

The land area within the project’s red line is 22,538 m², divided into over-deck and ground areas. The actual constructible area (for tower buildings) within the over-deck red line is approximately 10,800 m², accounting for only 47.9% of the total land area. The design solution uses overhangs over the deck to increase the constructible area on the deck by approximately 1,650 m², a 15% increase, addressing the issue of limited land.   The total construction area of the project is 116,175 m². The over-deck area is planned as a high-rise new-type industrial building with one tower (three units) to ensure uniform massing, good daylighting, and high compatibility of typical floors with resettlement areas, facilitating flexible negotiations and resettlement adjustments in the future. The ground area includes a new elevated ramp, a public lobby, and a multi-story parking garage. Below the elevated ramp, there are attached elevated non-motor vehicle parking areas and equipment rooms, effectively solving pedestrian and vehicle access issues while expanding the construction scope and increasing parking capacity.

  1. Mountains-Sea View Corridor & Multi-Level Ecological Platforms

Maximizing the spacing between towers to create a mountains-sea view corridor; the podium features multi-level setbacks that echo the urban interface while forming leisure spaces. Combined with these platforms, 3D ecological garden communication spaces are set up to provide interconnected industrial atmospheres, shaping the project’s overall image of “mountains-sea connection and industry-research integration.”

  1. Facade Design & Energy Efficiency Design

​​Concept​​: The building form is inspired by integrating mountain ranges, creating an undulating skyline. The facade uses undulating corner glass curtain walls echoing wave patterns to form a mountains-sea fusion facade concept. ​​

Measures​​:The site is elongated, with its long side oriented at approximately 31 degrees north by west. Since the long side primarily faces southwest, the glass curtain walls are twisted about 20 degrees toward the south side to align the long side more closely with the north-south direction, enriching the facade’s visual variation. The facade adopts LOW-E glass to reduce heat transfer within the building, achieving energy efficiency. ​​

Detailed Design​​:Maximizing the utilization of Phoenix Forest Park and the southern sea view, the view corridor connects the park landscape with the sea view, promoting ecological penetration in the area. Passive energy efficiency is achieved through orientation adjustments to reduce western sun exposure.

  1. Structural System

The span of upper frame columns is designed to meet functional requirements while aligning as closely as possible with the depot’s column spans, minimizing structural transfer and reducing costs. The over-deck structure adopts a full-frame-supported transfer structural system, with the transfer level using ribbed beam and thick slab transfer (first applied in Shenzhen Metro’s over-deck projects), which is both aesthetically pleasing and cost-effective. Through optimized design of column head joints, the reinforcement bars of transfer beams do not need to pass through steel columns, significantly reducing time for detailed steel structure design, fabrication, processing, and on-site construction/installation, thereby shortening the overall construction period.
