Nestled in South West Kowloon, Grand Victoria stands as an epitome of quality waterfront living, offering panoramic vistas of the magnificent Victoria Harbour. It is surrounded by public housing and a nearby hotel, with narrow street access.
The development is complemented by an expansive public open space network, linked to the waterfront promenade and the inviting “Central Waterfront Plaza,” fostering vibrant community interactions.
All Units Capture Sea View Frontage
The towers and units are positioned in a single aspect and curvy arrangement, resembling waves, with the intention of offering all units a captivating sea view of Victoria Harbour. The design harmonizes with the seaside setting, capturing the tranquility and charm of waterfront living.
Maximize On Ground Transparency
The towers are elevated to incorporate an extended ground floor recess in the low-zone of the residential towers to facilitate visual and air permeability. This elevated configuration aims to provide a higher ground floor headroom and minimize building structures in different areas, allowing for maximum natural sunlight penetration. The goal is to promote sustainability and create visual interest in the development.
Public Open Space Network & Waterfront Promenade
The development provides approximately 39,000 square feet of Public Open Space that are connected to the waterfront promenade, aims to create a well-connected district-wide open space network in Cheung Sha Wan.
The concept of “Central Waterfront Plaza” will offer ample space for the public to enjoy the waterfront and serve as a community space to promote social interaction.
Arrival Plaza Approach
The arrival plaza is designed to enhance the arrival experience by providing segregation of pedestrian and vehicular traffic. With a stunning view of Victoria Harbour, the design aims to create a collection of luxurious retreats that are just a short walk away.
The entrance to the residential area is elegant, incorporating a design theme that features ocean and champagne gold tones. The lobby entrance is designed with floor-to-ceiling glass and high ceilings, creating a sense of spaciousness reminiscent of a grand hotel entrance. The project is envisioned as an artistic space, with carefully curated pieces of art placed in each residential lobby to make a strong overall statement.
Clubhouse & Landscaping Design
The development showcases waterfront clubhouses spanning over 34,500 square feet, residents can enjoy breathtaking panoramic views of Victoria Harbour while indulging in a wide range of clubhouse facilities. The clubhouses are not only designed to provide a luxurious and exclusive experience but also incorporate with landscaping design.
Central Garden & Green Space Continuity
The building layout and composition of development off-setting from the promenade create a continuity of central garden and green space that maximizes the connectivity between the Public Open Space and waterfront promenade.
Building Finishes Building finishes are articulated by usage of multiple tones and materials to enhance visual interests. The curtain-wall façade reflects the on-street activities, promoting an active frontage along the promenade and Lai Ying Street. Earth-tone stone and stone-like materials will be incorporated to balance the atmosphere, providing non-reflective and compatible colors that enhance visual friendliness. The addition of lush landscaping at ground level and the inclusion of amenity trees will further uplift the overall ambiance, which is currently dominated by the nearby public housing development.
